NYC Building Owners Required to Post Energy Efficiency Rating Label by October 31, 2023
Like the NYC Local Laws, which were reviewed by Local Law 95 in 2019, the New York City DoB required all building operators of any building with an area exceeding 25 000 SQM to affix their Building Energy Efficiency Rating Label before the 31st of October,2023. This rule also applies to each lot consisting of one or more buildings with 100000 square feet or more if such properties are listed for 2023 on the NYC Benchmarking Covered Building List.
The BEERL aims to educate the public on the energy consumption of large buildings in New York City. The energy efficiency label is labeled with an A to F band; the Energy Performance Certificate of the building is known to be from the year 2022. This score results from Portfolio Manager, a benchmarking tool that gives a building’s energy rating.
Building owners must obtain the label through the DOB NOW Public Portal, following a few simple steps:
- Go to the DOB NOW Public Portal at https://portal.nyc.gov/mpc.
- On the left si bar, of the tool’s dashboard, select the ‘Building Energy Efficiency Rating Label’ tab.
- The Borough, Block, and Lot details about this building is to be filled up in its entirety.
On the new screen, review, assess, endorse, or confirm something. Then, check the attestation check box and click the submit button for the request.
Once submitted you will receive the label on your screen where you can download and print it. The notice is supposed to be displayed close to each publicly available entrance so that anyone in the building would see it. If the label is not displayed by the stipulated date then a civil penalty of $1,250.00 will be applicable according to Title 1 of Rules of the City of New York § 103-06(l)(2).
