NYC DOB Launches Next Day Review Program in Manhattan as 90-Day Pilot
The NYC Department of Buildings (DOB) is launching a new 90-day pilot program called the Next Day Review (NDR) on August 5, 2024, designed to speed up approvals for certain simple alteration projects in Manhattan. The initiative aims to streamline the review process for eligible projects by allowing faster approvals or feedback, helping contractors and property owners move forward more efficiently.
Through this pilot program, eligible projects will be reviewed by a dedicated team at the DOB’s Central Development Unit. This team will review submitted plans and, by the next business day, either approve them or issue objections. NDR is part of the DOB’s larger effort to make the application process smoother and faster by simplifying steps for certain types of projects.
To participate, projects must meet specific requirements. Eligible projects include simple alterations like apartment renovations, commercial space upgrades, and some types of plumbing or sprinkler work. Only projects that are fully ready for approval, with all required filings and agency approvals, can apply. Applications must be complete and cannot have more than ten sheets of drawings. This pilot program excludes complex projects, such as enlargements, legalization, or buildings with certain zoning or environmental restrictions.
To join the NDR pilot, applicants must submit their job filing through the DOB NOW: Build portal between 6:00 am and 10:00 am on a business day and select the Next Day Review option. It’s worth noting that the NDR program is limited to 40 jobs per day, meaning not all eligible projects may be accepted due to this cap. Projects that are not accepted will be rerouted to the standard review process at the Manhattan borough office.

By reducing the waiting time, the DOB aims to facilitate a faster and more efficient approval process for simple renovations and alterations, helping stakeholders in Manhattan’s construction and property management sectors save time and move projects along.
