If you didn’t file your Local Law 97 (LL97) report by June 30, you still have time. The NYC Department of Buildings (DOB) now allows building owners to request an extension through August 29, 2025. This pushes the final reporting deadline to December 31, 2025.
You don’t need a professional attestation. Any extension requests already submitted will now carry through to the new deadline. To apply, go to the BEAM portal, submit the LL97 Extension Request ticket, and pay the filing fee.
How Does This Affect LL88 and LL84 Deadlines?
If your building is required to file both LL97 and LL88 reports, and you request the LL97 extension, your LL88 report is now also due by December 31. Without the extension, both reports were due on June 30.
Buildings only required to submit LL88 must still meet the original June 30 deadline. That hasn’t changed.
You can meet LL88 requirements this year by submitting a compliance plan through BEAM using Ticket #11 and Ticket #12. This satisfies reporting, but doesn’t exempt you from implementing LL88. Annual penalties still apply if you don’t meet those obligations.
LL84 (benchmarking) reports are still due June 30. If you request the LL97 extension, your LL84 deadline moves to August 29.
Penalty Mitigation and Support
Filing a LL88 compliance plan also counts toward LL97 penalty mitigation under Article 320. If you’re applying under Article 321, you can submit an energy project commitment letter anytime before your final LL97 deadline, including the extended date.
