NYC DOB: Updates on Electrical Advisory Board Requirements
The New York City Department of Buildings (NYC DOB) recently announced important updates regarding electrical work filings that were previously submitted for review by the Electrical Advisory Board (EAB). These updates clarify the compliance requirements for both pending and constructed projects, ensuring adherence to the latest code under 1 RCNY 4000-01. Here’s a summary of what building owners, contractors, and project managers need to know.
For projects not yet constructed, there are two main cases. First, if the electrical plans were initially filed and approved under the old code (1 RCNY 34-05), any modifications to these approved plans must now comply with 1 RCNY 4000-01. Second, if a project was submitted but never approved, resubmission for review under the new code is required.
For constructed projects, similar rules apply. Existing electrical installations originally approved under the old code only need to submit modifications as a new job for review under 1 RCNY 4000-01. However, if the electrical work on these projects was completed but never reviewed, the NYC DOB now mandates a submission of the installation plans under the new requirements. Additionally, any significant changes identified during inspection must also be updated in accordance with the new code.
Administrative changes such as address updates or application details do not require full resubmission under the new code. These types of updates should be submitted to the Electrical Plan Review Unit via email at elecplanreview@buildings.nyc.gov, making the administrative process simpler and faster.
The NYC DOB has made the submission process straightforward. Filings for electrical plan reviews should be sent directly to the email above, and if related to a prior EAB submission, the original EAB job number should be referenced. For inspections, applicants must include a note referencing the previous EAB job number in the new submission.
To ensure compliance, the NYC DOB requires a Registered Professional Engineer (PE) or Registered Architect (RA) to submit the plans and reports when needed. This requirement ensures that all submissions meet NYC’s safety and quality standards.
