NYC DOB Worker and Contractor Shed Filings Update
In an important update for the construction industry, the New York City Department of Buildings (NYC DOB) announced that, starting December 15, 2023, all applications for worker sheds, contractor sheds, contractor offices, and similar temporary structures will need to be filed through DOB NOW: Build, the department’s online filing portal. This move is part of the NYC DOB’s ongoing efforts to streamline application processes, simplify documentation, and maintain efficient record-keeping and compliance with New York’s latest building codes.
Under these new guidelines, a DOB permit will now be mandatory for installing any worker or contractor shed, contractor office, or similar structure on a construction site. However, there is some flexibility: sheds that are under one story in height, have a maximum area of 120 square feet, and are located more than 30 feet away from any other similar structure do not require a permit. Importantly, if the shed needs utility hookups—such as plumbing or electrical connections—those installations will still require separate permits, even if the structure itself qualifies for a permit exemption.
To streamline the application process, all filings for these structures must be done through the DOB NOW: Build platform. Applicants should select the “Protection and Mechanical Means” (PMM) work type in the portal and then choose the subcategory “Worker/Contractor Shed” according to Building Code 3303.16. The BC3303.16 code outlines specific safety and setup requirements for these temporary structures, ensuring they meet New York City’s safety standards. Reviewing these requirements before submitting an application is essential for any project managers and contractors setting up temporary offices or sheds on-site.
